  • How can RHC help me start a business?

  • Why don't I just go directly to a Japanese Real Estate?
    The Japanese government requires all Real Estate agents to take a flat commission on the sales price which results in a lack of financial motivation to touch "Akiya". The market in Japan has not yet evolved enough to deal with the increasing supply. Therefore, the prices remains comparatively low to foreign domestic real estate markets. There is also the matter of the "Language Barrier" which most Real Estate Agencies struggle to cover.

  • Why are there so many "Vacant houses"?
    Japan has a population problem leading to an oversupply of dwellings. Most of these Vacant houses are also located in the countryside and/or suburban areas which are far from central business districts. Don't be mistake, there are Vacant houses in urban areas as well, however, are high in demand.
  • Why don't the locals buy Akiya if they are so affordable?
    This is a great question. It is because it is the Japanese culture to build new. It is also because the existence of "Akiya" is known but many have a distain for it as the image of "Akiya" isn't so great.
  • If there are so many properties, why don't I just take my time?
    We always encourage clients to think well, think deep and to do their own research as well. Make no mistake, the market is heating up and everyday many new and existing properties disappear in a heartbeat.
  • Can't I find "Akiya" using Public Government listings?
    Yes, you can and quite easily as well. There are an unfathomable number of public databases in Japanese which you can look at yourself. However, there are also private databases which are may not be accessible normally.
  • I found a dream property but the Real Estate Agent pushed me away...
    We have to understand that Japan is still a relatively closed country and society. There are often times where a property have "conditions" that the agent is asked to follow by the owner/seller. RHC filters out all those properties and communicate and/or negotiate directly with the agent and owner/seller so you don't have to.
  • What's the Catch 22?
    There will be property which is listed for as low as 100 yen. Don't be lured in by such a price without preparing yourself for massive financial burden which may or may not come from: Garbage cleaning Insane renovation REQUIRED DEMOLITION by the Government This is just a quit example as every example is different. If the price is too good to be true, then it is. Don't let it catch you off guard. RHC is here to help you navigate all that.
